All About Sale-to-List Price Ratios in Pinergy

A sold listing’s sale-to-list price ratio indicates how much above or below asking price was realized. These ratios for sales in an area can help you gauge how much price negotiation room there may be for other properties in the area. The Total Sold Market Statistics report (available in Tools > Market Reports) displays SP:LP Ratio for groups of sold listings. The Area Market Reviews (available in Tools > Area Market Reviews) show Average Sale Price as % of List Price for groups of sold listings. Sale-to-List Ratio displays for individual sold listings in the Market Information section of the Full Report and in the Listing Details section of the Data View. You also can add (and sort by) the Sale to List column in Pinergy’s “line view” summaries in Search Results, and you can add Sale to List to your custom downloads as well. And remember that you can save your customized summary views and customized download layouts for convenience. Sale-to-list price ratios can help you evaluate the strength of the market, so be sure to review them when you’re working with sales in Pinergy!

Soon, Pinergy will make them even easier to access with the introduction of the new floor plan gallery. Listings that include one or more floor plans in the photo gallery will display a floor plan icon, making them easy to identify. When it comes to parking, getting the full picture matters. Pinergy’s Full Report, Public Report, Public Report-Brief, and Thumbnail Report have been updated to display garage spaces and total parking spaces . In the past, these reports showed garage spaces and other parking spaces separately. This change brings classic listing views in line with other areas of Pinergy, making parking information more consistent and easier to understand. A small change that makes parking data a little easier to read and a lot easier to compare.

To help you get started, DepositLink offers a Help Center filled with articles, videos, FAQs, flyers, and more. This includes dedicated How to Videos that show step-by-step how to request earnest money, commissions, rental deposits, and other common real estate payments. You can access DepositLink in Pinergy’s Quick Links, in Tools, and within your listings in Listings Manager.

Buyers value floor plans when viewing properties online — but how do you add one to your listing in Pinergy? First, you need to create the floor plan. This can be done in a number of ways, including using CubiCasa to generate quick, free floor plans . Once you have a floor plan, you can use Pinergy’s Photo Manager to upload it as a listing photo (and label it "Floor Plan"), provided it’s in a supported image format (JPG, PNG, GIF, TIF, or BMP). You can upload it as an attached “Floor Plan” document if it’s in a Word, Excel, PDF, or TIF file. CubiCasa’s free floor plans are available as JPG, PNG, and PDF files for these two options. If your floor plan meets the required criteria, you may also attach it as a virtual tour. One example is the interactive CubiCasa Tour, available at a discount for MLS PIN customers.  Give buyers the information they’re looking for and enhance your listings with one or more floor plans using CubiCasa.
