All About Sale-to-List Price Ratios in Pinergy

A sold listing’s sale-to-list price ratio indicates how much above or below asking price was realized. These ratios for sales in an area can help you gauge how much price negotiation room there may be for other properties in the area. The Total Sold Market Statistics report (available in Tools > Market Reports) displays SP:LP Ratio for groups of sold listings. The Area Market Reviews (available in Tools > Area Market Reviews) show Average Sale Price as % of List Price for groups of sold listings. Sale-to-List Ratio displays for individual sold listings in the Market Information section of the Full Report and in the Listing Details section of the Data View. You also can add (and sort by) the Sale to List column in Pinergy’s “line view” summaries in Search Results, and you can add Sale to List to your custom downloads as well. And remember that you can save your customized summary views and customized download layouts for convenience. Sale-to-list price ratios can help you evaluate the strength of the market, so be sure to review them when you’re working with sales in Pinergy!

Social media remains one of the quickest ways to draw attention to your listings. But when a platform blocks direct posting, there is now a quick workaround in Pinergy. Your listing’s Social Share window includes a new Copy Link button beside the existing social media icons. Clicking it copies the URL for the public listing details page to your clipboard so you can paste it directly into any site that accepts links. This includes Facebook business pages, where Meta currently prevents direct posting. Once you have posted your links, you can track the results in your listing’s Marketing Overview. With a new Social Media Shares category called Other, you can now see how many views your manually posted links are generating. It’s a small update, but one that keeps your marketing moving even when a platform puts up roadblocks.

Pinergy now automatically tracks which listings you view, making it quick and easy to recall previously viewed listings without having to search for them again. Simply select “Recent Views” in Pinergy’s navigation to see a summary report showing up to 1,000 listings that you most recently viewed. We’ve added a new 1-Line w/Date Viewed summary view, and you can use the Date Viewed field for sorting any summary view or customizing any line view for yourself.

Pinergy’s single-family listings now include a required yes/no field, Accessory Dwelling Unit (ADU), so be sure to update your listings accordingly. As more listings make use of this new field, it will be easier to identify properties that include an ADU. To search for these properties, navigate to the Advanced Criteria section, select “ Accessory Dwelling Unit ,” then check the “ Yes ” box. In Pinergy’s Market Reports, scroll down to the Advanced Criteria section, select “ Accessory Dwelling Unit ,” enter “ Y ,” then click the Add button. Pinergy’s line views can display and sort by Accessory Dwelling Unit, and the new field appears in listing detail reports on Pinergy, IDX, and VOW. We’ve added another time-saving improvement to Pinergy! The Photo Summary view for single-family, condominium, mobile home, and residential rental listings now includes a complete list of all rooms specified in each listing. This list appears just before the public remarks, allowing you to quickly see which rooms are included—without having to view separate detail reports for each listing in your search results. It’s a simple way to spot listings that feature a den, home office, loft, or other special rooms right from your search results.
