You can also quickly refine your results to show only listings or only public records with a single click or tap. Pinergy Listing Enhancements You’ve Been Asking For

Thanks to your feedback, several new features were recently made to Pinergy listings to improve accuracy and highlight key property details. Single-family, condominium, multifamily, and mobile home listings now feature two new flooring options: “Luxury Vinyl Plank / LVP” and “Luxury Vinyl Tile / LVT.” These same property types also have a new Power Production field, Approximate Monthly Lease Payment, which becomes required when any “3rd Party Owned” Power Production Type is selected. These enhancements are designed to help you showcase your listings more effectively and make it easier for homebuyers to find the perfect match.

New "Copy Link" Button Helps You Share Listings on Social Media

Social media remains one of the quickest ways to draw attention to your listings. But when a platform blocks direct posting, there is now a quick workaround in Pinergy. Your listing’s Social Share window includes a new Copy Link button beside the existing social media icons. Clicking it copies the URL for the public listing details page to your clipboard so you can paste it directly into any site that accepts links. This includes Facebook business pages, where Meta currently prevents direct posting. Once you have posted your links, you can track the results in your listing’s Marketing Overview. With a new Social Media Shares category called Other, you can now see how many views your manually posted links are generating. It’s a small update, but one that keeps your marketing moving even when a platform puts up roadblocks.

Easily Recall Recently Viewed Listings!

Pinergy now automatically tracks which listings you view, making it quick and easy to recall previously viewed listings without having to search for them again. Simply select “Recent Views” in Pinergy’s navigation to see a summary report showing up to 1,000 listings that you most recently viewed. We’ve added a new 1-Line w/Date Viewed summary view, and you can use the Date Viewed field for sorting any summary view or customizing any line view for yourself.

Accessory Dwelling Unit (ADU) Field Added to Pinergy

Pinergy’s single-family listings now include a required yes/no field, Accessory Dwelling Unit (ADU), so be sure to update your listings accordingly. As more listings make use of this new field, it will be easier to identify properties that include an ADU. To search for these properties, navigate to the Advanced Criteria section, select “ Accessory Dwelling Unit ,” then check the “ Yes ” box. In Pinergy’s Market Reports, scroll down to the Advanced Criteria section, select “ Accessory Dwelling Unit ,” enter “ Y ,” then click the Add button. Pinergy’s line views can display and sort by Accessory Dwelling Unit, and the new field appears in listing detail reports on Pinergy, IDX, and VOW. Tapping the New button at the top of the page will start a new search, and tapping the red Beta button will show what’s in the works for future updates. If you’re not ready to try Mobile Search beta, that’s OK. You still can use Pinergy’s familiar, responsive Search on your mobile phone.

Now you can use AI to quickly generate Public Remarks for your new and existing single-family, condominium, multifamily, mobile home, and rental listings! Make AI work for you: When editing your listing information, click the AI Generate Remarks button (next to the Clear button) for the Public Remarks field. Restb.ai’s AI technology will analyze your listing information and generate an engaging description of the property. You’ll have options to re-generate the remarks for another version and, of course, you’ll be able to edit the text manually to add your own personal touches before saving your changes. Important Changes to Residential Rental Listings – Effective August 1, 2025

In response to new Massachusetts legislation taking effect on August 1, 2025, changes will be made to Pinergy’s online input form for Residential Rental listings on the evening of July 31, 2025. Three fields will be removed from the form: List Brokerage Fee Required from Tenant , List Brokerage Fee Amount , and Cooperating Compensation . For Residential Rental listings that are on the market, under agreement, or recently expired or canceled (going back ten days), List Brokerage Fee Required will be set to “No” and the List Brokerage Fee Amount and Cooperating Compensation fields will be cleared. Users will not be able to edit these fields, since they will be removed from the form. On August 18, 2025, these three fields will be completely removed from Pinergy and will no longer appear anywhere in the system. The new Home page has been designed exclusively for mobile phones, with optimized functionality like a new Quick Search and large menu tiles that can be easily rearranged to your liking. To reposition a tile, simply grab the icon in the upper-left corner of a tile and drag the tile to where you want it to be. The hamburger menu has been updated as well, providing you with consistent navigation options that are not affected by your tile arrangements. If you’re not quite ready to dive into the new Home page, you can navigate to the bottom of the hamburger menu and select “Use Responsive Home Page” to return to your familiar Home page. Location Scores in Pinergy Help When Comparing Options

Pinergy recently added “local information” options for listing details, so you and/or your Contacts can gain more insight into a listing’s immediate area. The included Local Details section displays individual location scores rating the quality of transportation, amenities, services, and other features of the area. A score will range from 0–10 and will include an explanation. For example: a property with a Cycling score of 6.1 shows that it’s “somewhat suitable for bicycle commuting and/or recreational cycling,” while another property’s Cycling score of 3.9 shows that it’s “not very suitable for bicycle commuting and/or recreational cycling.” Selecting the “i” icon for the score will explain that it “represents how suitable the area is for cycling in terms of nearby bicycle infrastructure and calm streets, as well as the number of destinations that can be reached by bicycle.” Location scores reveal a lot about a location. The “Local Info” report option controls whether you see the information, and the “Display Local Info” option (in Options & Settings’ Contact Defaults) controls whether your Contacts see the information. Use location scores to help compare home options for your buyers contemplating their next big move.

“Apply Now” Users: Updated Rental Beast Dashboard Features New “Applications” Tab

Apply Now users, select the new Applications tab in Rental Beast’s updated dashboard to view the status of your applications. (The tab appears at the top of the page when you select the Rental Beast link in a listing or sign in through the Rental Beast tool in Pinergy.) All applications and their statuses will be in view. The new tab also includes all your listings, making it easy to see which listings do (or do not) have Apply Now enabled. And you can enable Apply Now directly from the tab without needing to access the add/edit page. The Quick Apply Link (QAL) is readily available, and the QAL page has been given a sleek redesign too. Use Your Email to Create Quick Cloud CMA Reports

Cloud CMA provides a simple way to share a wealth of information with a client when you’re on the go: send an email to Cloud CMA, review the report that Cloud CMA emails to you, then share the report with your client. To request a CMA, send an email to cma@cloudcma.com , type your client’s name into the subject field, type the subject property’s address into the body of the email, and send the email. Cloud CMA will create a CMA report using its Quick and Dirty (proximity only) method to find listings in the area, and you should receive an email with links to the report’s PDF and Live CMA within a minute or two. To request a Property Report or Flyer, send an email respectively to property@cloudcma.com or flyer@cloudcma.com , type your client’s name into the subject field, type either the listing’s address or MLS number into the body of the email, and send the email. For a Buyer Tour, send an email to tour@cloudcma.com , type your client’s name into the subject field, type a comma-separated list of MLS numbers into the body of the email, and send the email. There are a few things to remember with these quick reports: (1) you must email your request from the email address associated with your Cloud CMA account, (2) Cloud CMA will use your most recent report customizations, and (3) you should check your spam filter if you don’t receive emails from Cloud CMA. Our new “local information” feature is available in many of Pinergy’s listing detail reports and your Contacts’ automatic property matches. It can provide up-to-date and meaningful insights into a listing’s location and its population. Local Details provides information related to Transport, Amenities, Character, Education, and more. It can even map locations and then easily calculate walking or driving commutes. Local Demographics shows the area’s average incomes (for individuals and families), total population, population by age group, education, and more. Use the “Local Info” report option to show/hide this information in your detail reports. Use the “Display Local Info” setting in Contact Defaults (in Options & Settings) to show/hide this information in your Contacts’ property match details. This VIDEO will give you an overview of this excellent new feature.

New “Display Compensation” Options for VOW, IDX, and Social Media Shares

Pinergy’s Options & Settings now includes two “Display Compensation” options on the Profile tab. When “Display Compensation on VOW” is selected, compensation will be displayed for all listings on your VOW website (used by your Contacts to view their property matches). When “Display Compensation on IDX and Social Media Shares” is selected, compensation will be displayed for all listings on your IDX website (used with your IDX search) and for all social media shares of your listings. By default, both options are selected, but you may unselect one or both of them (be sure to save your settings). When both “Display Compensation” options are unselected, no compensation will be displayed for any listing on your VOW or IDX websites or on social media shares of your listings. These two new options give you more flexibility to customize the way Pinergy works for you.

Now you can request earnest money deposits, rental deposits, and commission payments quickly and easily from Pinergy’s Listings Manager. Click the DepositLink button on a listing to create a new DepositLink deal for the listing. You must have a DepositLink account to use this feature (more information here). The DepositLink service (free for agents and brokers, a small transaction fee applies for buyers and renters) lets you use any device to request, send, and track earnest money deposits, rental deposits, commissions, and more—quickly and securely. This new DepositLink feature will help you move money more efficiently and make transactions a breeze.

With Listing Watch, Pinergy will watch up to 50 listings for you and will immediately text you details when their statuses change. ( This video shows how it works .) To set up text alerts, submit your mobile phone number on the Text Alerts tab in Pinergy’s Options & Settings and select “Listing Watch” under Alerts. (Once your phone number has been authorized via text messages, you’ll have the option to disable text alerts between 10 p.m. and 6 a.m.) To add a listing to your Listing Watch, select the bell at the top of the listing’s details page or, in any of Pinergy’s interactive maps, at the top of the listing’s preview. To include notes with the text alerts, select the text bubble. Select “Listing Watch” in Pinergy’s navigation bar to view/manage all of your watched listings, and use Listing Watch Text Alerts to be notified immediately when a watched listing’s status has changed.

Displaying “Local Information” in Listing Details

Our new local information feature is available in many of Pinergy’s listing detail reports and your Contacts’ automatic Pinergy property matches. “Local Details” provides information related to the neighborhood’s Transport, Amenities, Character, Education, and more. “Local Demographics” covers Income, Population, Housing, Education, and more. You do have the choice to unselect “Local Info” in your report options to hide the information. Select it again if you change your mind. In your Contact Defaults (in Options & Settings), select either “Yes” or “No” for the “Display Local Info” option to choose whether your Contacts will see the information.

(Shrewsbury, MA, January 2024) MLS Property Information Network, Inc. (MLS PIN) CEO Erminio Grasso has been recognized as one of the nation’s most powerful leaders in real estate by his inclusion in the annual Swanepoel Power 200 (SP200) list.

This is Erm’s first appearance on the list. Erm is one of just 200 leaders recognized this year for their accomplishments and significance in the residential real estate brokerage industry. Criteria for inclusion in the Swanepoel Power 200 include the decision- making power of the individual’s position and the size, financial resources, and overall significance of the organization in the residential real estate brokerage industry. Other criteria include large initiatives the individual led or was a major contributor to, leadership activities, and more.

Erm joined MLS PIN in 2022 as CEO, replacing long-serving CEO Kathy Condon, who retired that year. As MLS PIN says goodbye to a busy 2023, we’d like to remind you of the updates we released this year to modernize and upgrade features you rely on in Pinergy. The latest Pinergy modules to get the “responsive” treatment (to work nearly identically on phones, tablets, and desktops) include Property History , the new Hot Sheets module, Public Records , and most recently, Agent/Office Rosters. In many cases, we added new features to go along with the responsive design! Enhanced Auto-Count in Search, Hot Sheets, and Public Records

Search, Hot Sheets, and Public Records now feature “auto-count.” When you pause while typing into any search field, the match count for your search criteria will update automatically. You don’t need to select Count or another field: the count simply updates. This may sound like a small thing, but it makes searching in Pinergy easier and more efficient since you can compare match counts for different values without leaving the field.

Pinergy’s Agent/Office Rosters: Redesigned and Enhanced

Pinergy’s Agent/Office Rosters module is now responsive, so it will adjust automatically to fit the display of your desktop or mobile device. Additionally, the updated module is easier to read and navigate, with many features being just a click or tap away. In the Office Details view, for example, select the address to map the office’s location, or select “Current Listing(s)” to view the office’s inventory. Select an envelope icon to email an agent, select a camera icon to view an agent’s photo, and (from your smartphone) call the office or any specific agent simply by tapping the appropriate icon or phone number. Of course, you also can select an agent’s name to view the Agent Details. Looking to print labels? The Find Agents and Find Offices results can be sorted by columns, and they each include a Download option that can be very useful for mail merges.

What to Know About MLS PIN’s Deadline for Filing a Listing

For the listing process to go smoothly, it’s important to know the rules regarding filing them. Once you receive a signed, executed listing agreement to sell a single-family home, residential condo, 2- to 4-family residential building, or vacant land, you are required to file the listing with MLS PIN within 24 hours, excluding weekends and holidays. If the seller, at their initiative, asks you to withhold or delay the filing of a mandatory listing, then the requirement above may be excused—but only if, by the same 24-hour deadline for filing, you file with us a seller-signed Non-MLS Listing Form or Delayed Listing Form.

Our New “Power Search” Finds Listings Quickly from Any Pinergy Page

In a hurry and just want to see all listings for a particular address? Use Pinergy’s new Power Search! Located in the main navigation at the top of every Pinergy page, the new Power Search lets you type in a property address or one or more MLS numbers. As you type an address, Pinergy will suggest matching addresses. Select any suggested address to find all listings for that specific address, or select the blue magnifying glass icon to find all listings matching your partial address. When entering MLS numbers (use spaces or commas to separate multiple MLS numbers), select the magnifying glass icon to find those listings quickly. Power Search searches Pinergy’s entire listing database, including off-market listings, to give you a thorough overview of the listing history of your searched property reaching back to the early 90s, but you can refine your search criteria by selecting the Edit Search button at the top of your search results. Power Search is ready now for both desktop and mobile devices. Check it out!

Make It Easy for Your Contacts to Search for Properties

Now you can give your Contacts convenient access to a responsive Property Search—right from their property match “card views.” Once you configure and activate your responsive IDX Search (found in Pinergy’s Tools), you can use the VOW editor (found in Pinergy’s Tools) to activate the Search for Homes menu option (make sure “Responsive IDX Search” is selected if it’s an option). This will add the Property Search button to the top of the responsive “card view” used to present a Contact’s property matches. Selecting the button will open your responsive IDX Search, giving your Contacts the ability to find and view properties that may be outside of their regular search areas. View Up to 1,000 Listings in Your Search and Hot Sheet Results!

Pinergy has doubled the maximum number of listings that can be viewed in search and hot sheet results, from 500 to 1,000! So now you can effectively work with larger sets of listings from your search or hot sheet using Pinergy’s summary views and the tools they offer. Change the sorting or customize a line view. Use the blue Delete and Keep buttons to tailor your results to exactly what you want. Select the chevron in the blue property type heading to hide those listings and show only their summary statistics (and select the chevron to show the listings again). Click the blue Stats button for listing statistics. Click the blue Download button for a text file you can use to generate your own statistics. Property History is the latest Pinergy module to receive the “responsive” touch, so now it adjusts automatically to fit the display of your desktop or mobile device. “Unit #” has been added to the address fields on the search page, making it quicker and easier to find the information you need. Email Verification Now Required for Automatic Property Match Notifications

Pinergy now requires email addresses to be verified before automatic property match notifications can be sent to them. Contact email addresses already set to receive update emails have been granted “verified” status, but going forward, when you save your Contact’s information, Pinergy will send a verification email to each unverified address for which “Receive Emails” has been newly selected. (You also can resend verification emails if needed.) When your Contact verifies an address via the “verify” link specified in the email, “Verified” will display next to the email address in your Contact’s information. This new process helps ensure that each Contact’s automatic property match notifications will be sent effectively and efficiently, so that perfect listing won’t be missed.

School Information Added to Pinergy’s Maps

Pinergy’s interactive maps now include school information! Once you zoom the map to an appropriate level, you can select the Schools layer to show school districts or school locations. Click on a school icon to see the school’s name, address, and phone number, as well as the district name, type of school, and numbers for enrollment and teachers. From a listing preview, you can click the View Schools link for school information related to that property. You’ll have options to map school and/or district boundaries, and there are links to district websites as well. Also, “School Information”—which includes links to school websites—is now an option in the Parcels layer. So, the next time you need to find school information, you can start with Pinergy’s interactive maps!

Pinergy’s Tools Page Is New and Improved

Pinergy’s Tools page is now responsive and customizable! Each tool has its own tile that can be selected, repositioned, or hidden/shown. From your PC, click the “move” icon in the upper-left corner of a tile to drag-and-drop it to another position. Hover over the tile to reveal more icons. Click the “hide” icon in the upper-right corner to hide the tile (a hidden tile will have a “show” icon to un-hide the tile). Your changes are saved automatically, and they will update the Tools page for your mobile device as well. From any device, select the “more information” icon in the lower-right corner of a tile for a description of the tool, and select the Show All option in the upper-right corner of the page to display all tiles, hidden or not. Pinergy’s new, responsive Tools page is just one more way Pinergy has been improving to serve you better!

All About Sale-to-List Price Ratios in Pinergy

A sold listing’s sale-to-list price ratio indicates how much above or below asking price was realized. These ratios for sales in an area can help you gauge how much price negotiation room there may be for other properties in the area. The Total Sold Market Statistics report (available in Tools > Market Reports) displays SP:LP Ratio for groups of sold listings. The Area Market Reviews (available in Tools > Area Market Reviews) show Average Sale Price as % of List Price for groups of sold listings. Sale-to-List Ratio displays for individual sold listings in the Market Information section of the Full Report and in the Listing Details section of the Data View. You also can add (and sort by) the Sale to List column in Pinergy’s “line view” summaries in Search Results, and you can add Sale to List to your custom downloads as well. And remember that you can save your customized summary views and customized download layouts for convenience. Sale-to-list price ratios can help you evaluate the strength of the market, so be sure to review them when you’re working with sales in Pinergy!

Put Your New, Responsive IDX Search to Work

Your IDX Search is a public-access tool with which your clients—and potential clients—can conduct property searches themselves, on your VOW or other website, and can connect with you via email. The new, responsive IDX Search looks and performs great on all devices, including smartphones, so you should consider switching to it if you presently are using the “classic” (non-responsive) IDX Search. To set up and activate your new IDX Search, navigate to Tools > IDX Search Options (Responsive). Customize your coverage area, fonts, colors, and other settings, and then activate your IDX Search (upper-right corner). Use “Copy Link” to copy various URLs if needed for your websites or emails. To use your new IDX Search in your VOW, navigate to Tools > Virtual Office Web (VOW), and select your “search for homes” link in the side menu. If “Classic IDX Search” is selected in Link Options, select “Responsive IDX Search” instead. Make sure “Active” is selected, and save. ( View our instructional flyer here .) Pinergy’s listing forms, search criteria, search results, various reports, and download field selections have been updated to use the label “main” in place of “master” when referring to bedrooms and bathrooms. This applies to Main Bedroom, Main Bathroom, Main Bedroom Dimensions, Main Bedroom Features, Main Bedroom Level, and Second Main Bedroom. Updated listing forms are available for downloading here .

Above-Grade? Below-Grade? Living Area Transparency Has Come to Pinergy

Pinergy has updated the way living area is specified for residential listings. Both above- and below-grade square footage now are indicated along with total square footage. Additionally, the Includes Finished Basement field has been renamed to Living Area Includes Below-Grade SqFt, and it’s now available in the Additional Criteria section of Pinergy’s Search and can be added as a sortable column when customizing line-view summaries. When entering a listing, if “Yes” is selected for Includes Below-Grade SqFt, then the specified below-grade square footage will be subtracted from the total square footage to calculate the above-grade square footage automatically. These important changes make living area details more transparent and accessible to you and your clients.

Refreshed Format for Agent’s Daily Receipt

Contact Manager’s “daily receipt” option lets you receive via email each morning a list of your active Contacts along with their past day’s property matches. The daily receipt’s refreshed format displays property matches in the same mobile-friendly manner used in the update emails sent to Contacts, including thumbnail photos and links to listing details. To receive daily receipts, select “Yes” for the Send Agent Daily Receipt option found on the Contact Defaults tab in Options & Settings.

Three New Videos Released for Pinergy Search's Integrated Map

Pinergy’s Search. The videos are in the “Search” section of mlspin.com’s Training Library . The first video, “ Using Draw Tools in a Search ,” covers how to draw shapes to use in conjunction with standard search criteria to match listings to clients with pinpoint accuracy. The second, “ Plotting Locations and Points of Interest in a Search ,” shows how to plot custom map locations and points of interest (parks, schools, etc.) that may be located nearby. The third, “ Using the Map Layers in a Search ,” demonstrates how to display borders (states, counties, zip codes) and how to use the Flood Zones and Parcels layers to view flood zone information, property history, boundary and area measurements, and tax information. Map Search Retiring on March 21, 2022

With the recent release of the integrated map in Pinergy’s Search, MLS PIN has made the decision to retire Pinergy’s stand-alone Map Search on March 21, 2022. Map searches currently saved for Contacts will be automatically migrated to standard searches on March 21. All the mapping features of Map Search (drawing shapes, plotting current location, map layers, points of interest) are present in the new, integrated map in Search, and the new map also includes the ability to add listings to carts and Listing Watch—and it works well with mobile devices. Shrewsbury, MA – February 15, 2022 - MLS Property Information Network, Inc. ( MLS PIN ), New England’s largest multiple listing service and one of the top 10 largest in the nation, today announces Erminio Grasso, a successful real estate brokerage veteran, as its new President and Chief Executive Officer.

Grasso replaces retiring and iconic President and CEO Kathy Condon of Osterville, Mass., who has been in the real estate industry for 44 years and grew MLS PIN into an industry leader during her 23-year tenure.

Grasso comes to MLS PIN with over 18 years at Coldwell Banker Realty. He was Regional Vice President, Boston Region, managing 15 offices and over 1,500 sales associates. Roy Walker, MLS PIN Board Chair and Vice President/Managing Broker Coldwell Banker Realty - Cambridge, said the strategic appointment of Grasso brings to MLS PIN’s leadership an experienced broker’s view to its helm, backed by 22 years of sales and operations management accomplishments.

Chief Strategy and Marketing Officer Melissa Lindberg, an industry veteran, added that few MLSs in the country are broker-owned, and among those, few have leaders who come from the brokerage side of the business. “For MLSs to not just survive but to thrive in the future, success will come from how we serve our brokerage customers and anticipate their needs. Grasso graduated from Merrimack College in North Andover with a Bachelor of Science degree.

The new, responsive IDX Search is now available! This brand-new IDX Search looks and works great on any device, displaying search results in the same “Card View” used for VOW search results. Settings are in Pinergy’s Tools under “IDX Search Options (Responsive).” There you can customize fonts, colors, and towns and copy links for your responsive IDX Search, your listings, your office’s listings, and your firm’s listings so you can use them with your VOW and/or other websites.

Integrated Map in Pinergy’s Search Has Arrived!

Check out the new map integrated into Pinergy’s Search! Expand the Map section on the Search page either by choosing “Map” at the top of the page or by using the chevron in the upper-right corner of the Map bucket. Your map tools will appear in the upper-left corner of the map, allowing you to plot your current location, re-center the map, plot any location, draw shapes, and display map layers. Select “Map” in the upper-right corner to switch to a satellite view or display terrain. Zoom in/out (lower-right corner or mouse wheel), and select properties from the map to view listing photos and details. Add listings to a cart or your listing watch. It’s all there for you—right from the map! And it works with your mobile device, too! Select the map’s help (green “?”) icon for more details.
